Bixby Village is an area of both large single family homes adjacent to the golf course, and an interior group of patio townhomes featuring a variety of floorplans.  Across from it is Village on the Green where smaller condos may be available for as low as $279,000.

Belmont Shore is a residential neighborhood of many Spanish-style bungalows that was divided up by real estate developers and grew up in the 1920's. Residents here walk to the beach and shop along 2nd St. An Olympic swim stadium which has hosted many national and international meets, the Belmont Pier, first built in 1915 and replaced by the present one in 1968, and many restaurants and shops offer local amenities. The annual Belmont Shore Christmas Parade and Naples Christmas Boat Parade, started in 1946, attract an audience from throughout Southern California. Naples Island, the site of the former 1909 hotel built by Almira Parker Hersey,  and The Peninsula are the ideal location for rooftop decks and canal water views, and the bay side is ideal for swimming and boating.

The real estate and economic growth, which began with A. M. Parsons' 1905 purchase from the Bixbys, have gradually changed these neighborhoods from vacation homes with neighborhood businesses into areas of upscale living where the waterview homes sell well over $1,000,000.
