How is home value determined?

First of all, prices are determined by recent nearby sales.  Prices on currently listed homes, and local supply and demand trends are also price determinants for your home.

Similarities such as number of bedrooms, number of baths, size (square feet), permitted modifications, and other feature comparisons are used. 

Location and condition are significant, along with area amenities such as schools, malls, and proximity to major transportation. An example of location would be that an interior tract home will probably be seen as more desirable than an exterior tract location on a busier street. Adjustments are made for differences and compensating factors. Those adjustments are set by prices in the local market.
 
Pricing a home may also be quite subjective because individualized responses are part of the appeal of a property, and this is why online and computerized estimates, which may be helpful, do not tell the complete story of a home’s value. The value of a real estate professional is their contribution in understanding these value distinctions.
